Platinum Properties Holding, LLC (Platinum) makes loans to professionals - like you! - in the business of purchasing, rehabbing and selling/refinancing residential real estate, primarily in the Baltimore area.
Real estate flipping has become popularized as a result of TV shows, and some people believe flipping is easy; this isn't true. In our experience as flippers and lenders, we believe that professional flippers 1) make money on the "buy” and thus walk away from many deals, 2) rehab to add value, and 3) work fast to reduce holding costs. If that sounds like you, Platinum wants to talk about funding your next deal.
Loans are limited to residential real estate, not commercial real estate, and never owner-occupied properties. Since borrowers are rehab professionals in the rehab business, Platinum loans are classified as commercial loans not subject to consumer- oriented regulations. This classification provides flexibility to make decisions and act quickly to meet borrower needs.
Herb Moltzan and Larry Haynes began making loans to rehab professionals in 2011; the first loan was to Mike Casey. At Herb’s retirement in October 2019, Mike Casey partnered with Larry in Platinum. They each have developed relationships with borrowers and understand flipping. Mike and Larry personally make loan decisions and, because they bear the financial risks of individual loan outcomes, see themselves as their borrowers' partners.
Lawrence Haynes CPA, CEO, CFO

Lawrence Haynes co-founded Platinum Properties and serves as the Chief Financial Officer. Mr. Haynes’ responsibilities include underwriting and origination of residential real estate lending, investor and borrower services, accounting operations, financial reporting, and loan servicing management. He plays a key role in strategic planning and business development. Mr. Haynes started in real estate by making loans for the purchase/rehab/flip of residential real estate in 2010. Prior to co-founding Platinum Properties, he had a career in business management for Northrop Grumman and founded an accounting and tax firm. Mr. Haynes is a local church treasurer and previously served on the Board of Pensions and Health Benefits for the United Methodist Church Baltimore-Washington Conference. Mr. Haynes is a CPA and graduated with a BS in Accounting from Indiana University.
