Platinum Properties Holding, LLC offers an opportunity to invest in a firm that finances residential real estate flips. Platinum raises funds from qualified, individual investors seeking above average returns. These funds are the basis for Platinum’s loans to professionals in the business of purchasing, rehabbing and selling/refinancing residential real estate primarily in the Baltimore area.

Investor returns are based on the time commitment selected:

  • 7% with a one-year commitment; or
  • 8% with a two-year commitment; or
  • 9% with a three-year commitment

Interest is distributed monthly or may be reinvested.
Investors start earning interest the day their funds are received.
Investors receive monthly statements.
An Investor’s early withdrawal carries a three-month interest penalty.

The Opportunity is limited to accredited investors only. Investors must have a net worth, excluding the equity in the investor’s primary residence, of $1 million or income of $200,000, if single, $300,000, if joint. Each Investor must complete an Investor Questionnaire in which he/she attests to qualifications as an accredited investor. In addition, he/she acknowledges that there is an element of risk in an investment in Platinum, and that the returns on investment are not guaranteed.

Investors are creditors to Platinum. Managing members have been making loans to established flippers since 2011 and understand the business. Flippers are vetted and rehab projects evaluated before committing to loan parameters. Construction escrows are retained and released as work progresses.
